As with anything that requires professional assistance, selling your home with the aid of a realtor is going to cost you. A realtor will handle all facets of your home sale, from advertising to negotiation to working through the closing. On the flip side however, selling your home for sale by owner can also cost you, but in a much different way.</p>
<p>The choice comes down to the question of what you would most like to save, time or money. By using a realtor you will save yourself some time. If selling your home for sale by owner, you will indeed save yourself loads of money because the only thing you are paying for out of pocket is the cost of your advertising methods.</p>
<p>Selling your home through a realtor can be not only an expensive method but also a difficult selection process when trying to decide which real estate agency and agent to go through. Once this decision is made, you must now work with the realtor to negotiate your terms and conditions for the sale of your home.</p>
<p>The realtor is paid according to the final selling price of your home. A commission of anywhere from 5 to 7 percent is charged at the closing. It goes without saying in this situation that a benefit of for sale by owner is the <a href="http://www.centralwibyowner.com/equity_calculator.asp">savings associated by not having to pay your agents commission</a>. Simply put, you get to keep the proceeds of selling your home if you do it yourself; and that can total thousands of dollars in your pocket.</p>

			<content:encoded><![CDATA[<p>As a for sale by owner home seller, you are responsible for completing many of the steps that a real estate agent would typically handle for you.  Most likely you’ve already fixed up the interior and exterior of your home, set a reasonable asking price for your home, and have begun <a href="http://www.centralwibyowner.com/writing-your-description.asp">advertising your home for sale</a>.</p>
<p>Now you’re ready to accept an offer on the home, right?  Well, not quite.  Before you begin entertaining offers from prospective buyers, you first need to prepare property disclosures.</p>
<p>Property disclosures for a for sale by owner home includes the <a href="http://www.centralwibyowner.com/wisconsin-real-estate-forms.asp">Real Estate Condition Report</a>. This is information that pertains to the property’s condition or location.  Examples include information like the age of the property, issues with the property, and easements that might extend beyond property boundaries.  Any of these facts could affect the buyers decision to purchase the home and must be disclosed.</p>
<p>You are required to fill out property disclosure forms about your home.  If you are not sure what property disclosures you have to give you can consult a real estate professional such as an agent or an attorney.  These professionals are well versed in real estate law and can give you guidance on the necessary information to give your buyers. You can also <a href="http://www.centralwibyowner.com/contact_us.asp">contact me</a> as well and I’d be happy to answer any questions you may have.</p>
<p>Another example of a property disclosure that you must complete is the <a href="http://www.centralwibyowner.com/wisconsin-real-estate-forms.asp">lead-based paid disclosure </a>if your home was built prior to 1978.  This is a property disclosure that is required by federal law and must be provided regardless of the state where you selling your home.  With this property disclosure, the buyer is given 10 days to conduct an inspection for lead based paint.  You could face a lawsuit if this is not done and the buyer later discovers that the home indeed has lead paint.</p>
<p>Buyers must also be given material facts.  This is any information about the home that would affect the buyer’s decision to purchase or the price they would offer for your home. You are required to tell buyers any defects about your home, especially if these defects could potentially cause the buyer not to ultimately complete the purchase of your home.  At first thought, you might be cautious to reveal this information because it could cost you a sale; but consider the alternative of being sued for thousands of dollars because the buyer was negatively impacted by a material fact that you were required to disclose.</p>
<p>While it might not first seem like it, property disclosures are designed to protect both the buyer and the seller of your for sale by owner home.  Buyers are given all the facts they need to make an informed purchase decision.  Sellers are protected from lawsuits by buyers that claim they were not informed.  You should keep a record of property disclosures given to your buyers, especially the buyer that ends up closing the deal.</p>

<p>If you have brochures available dig a path to your sign from the road. Most people want to quickly pick up a brochure, so make it as easy as possible.</p>
<p>People are still shopping for homes in the winter. This winter we’ve had homes sell in <a href="http://www.centralwibyowner.com/details.asp?ID=1673" title="Click to view Stratford home">Stratford</a> and <a href="http://www.centralwibyowner.com/details.asp?ID=1658" title="Click to view Marshfield condo">Marshfield</a>. We&#8217;ve fielded many phone calls and emails from buyers looking for information.</p>
<p>There is more maintenance involved with your for sale sign during the winter, but remember, it’s all worth it in the end.</p>

<p>So I’ve used this time to improve CentralWI By Owner. My aim is to make this an even better experience to list your home, to buy your next home or to simply learn more about real estate in general.</p>

			<content:encoded><![CDATA[<p>It’s time. Your kids are getting older. You’ve just earned a big promotion. Maybe you’re an empty nester. Whatever the reason, it’s time for a new home.</p>
<p>So you place your home on the market. You have an ad in the paper and a sign in your yard (hopefully one of mine). What else can you do? Have you considered holding an open house?</p>
<p>If you get the word out and have a plan for when prospective buyers walk through the door, you’ll have an excellent opportunity to meet many would be buyers.</p>
<p>A for sale by owner open house is an excellent, low cost way to help you sell your home. Running an open house is a tremendous opportunity to create some foot traffic through your home without having to wait for buyers to call and set up a showing.</p>
<p>One of the largest annoyances of a Realtor-run open house is that youneed to be somewhere else while it’s being held. Being displaced from your home for a few hours on multiple weekends can get very frustrating.</p>
<p>But, because you’re running the open house, you&#8217;ll remain in your home during the entire process, which can lessen your stress level.</p>
<p>An open house sounds like a good idea. How do you get the word out?</p>
<ul>
<li>Tell everyone you know-friends, relatives, neighbors, coworkers. Use every tactic you can think of to let people know you’re holding an open house. Email is a very useful tool. Call everyone you know-even family. Let your neighbors know by stopping by or dropping them a quick note.</li>
<li>Advertise your open house in the Buyers&#8217; Guide, newspaper, etc. This will ‘cast your net’ further by letting every potential buyer know about your open house. It’s also important to <a href="http://www.centralwibyowner.com/writing-your-description.asp" title="Writing Your Description">write a killer description</a>so buyers NEED to see your home in person.</li>
</ul>
<p>To really help get people in the door offer snacks and refreshments in your ad. Believe it or not, this is an excellent way to help convince people to attend.</p>
<p>Tips to help you hold a successful open house:</p>
<ul>
<li>To make your home look more spacious bring as much light into your home as possible. You can accomplish this by opening all of the blinds and curtains and turning on all the lights. Pay close attention to lighting your entryway, dining and living rooms.</li>
<li>Allow buyers to picture themselves living in your home. Removing any personal items you may have around the house, including family pictures, children’s artwork, toys, etc.</li>
<li>Create a welcoming aroma in your home. You can do this by baking cookies or bread or adding bowls of potpourri to the bathrooms and bedrooms. If you have pets, work hard to neutralize any odors, especially litter boxes, and keep pets away from any guests.</li>
<li>Keep the distractions to a minimum. Arrange for your children to visit a neighbor or friend so you’re able to give your full attention to showing your home. Keep the television and radio turned off. Never apologize for anything in your home and never make negative remarks about your home. You don’t know what a buyer is looking for, so what you consider a flaw may be exactly what they&#8217;re looking for.</li>
</ul>
<p>Before the open house starts, gather these items:</p>
<ol>
<li>Blank sales contracts. Having these available makes it easier for buyers to make an offer. You can <a href="http://www.centralwibyowner.com/wisconsin-real-estate-forms.asp" title="Offer to Purchase Forms">print Offer to Purchase forms</a>from CentralWI By Owner.</li>
<li>Flyers. Have flyers ready for buyers to take with themcontaining all of your home&#8217;s highlights well as pictures of your home. Flyers can be printed directly from your online listing.</li>
</ol>
<p>Above all, make it as easy as possible for a buyer to make an offer or to get into contact with you later. Place the &#8216;take away&#8217; items by the cookies where buyers can&#8217;t miss them.</p>
<p>Remember: an open house is an effective low cost way to get many people into your home. Even if the person who walks through your home doesn’t make an offer, you never know who they’ll talk to about your home.</p>

<p>If you’re new here, staging your home involves decluttering and depersonalizing your home along with using furniture arrangement to help buyers see your home in the best possible light.</p>
<p>By taking the time and effort to stage your home you will accomplish the following:</p>

<li>Increase your selling price</li>
<li>Create a quality first impression</li>

<p>So, what’s the best way to stage your home? There really are many ways to go about staging your home when selling. One way is to hire a professional stager which will cost anywhere from a few hundred dollars to over a thousand. But, you should be able to do a very good job with just a little thought and planning.</p>
<p>I’ve previously written about staging many times <a href="http://blog.centralwibyowner.com/category/staging/" title="Read my posts about staging">here</a>. But today I want to take a different perspective on the reasons behind staging your home as well as the process of staging your home.</p>
<p>Leo Babauta is the creator of a blog entitled <a href="http://zenhabits.net/" title="Zen Habits">Zen Habits</a>. He writes about creating simplicity in your life and many of his posts you can use when selling your home. Less is more, especially when it comes to selling your home.</p>
<p>He recently wrote a post detailing the best way to go about <a href="http://zenhabits.net/2007/08/a-guide-to-creating-a-minimalist-home/" title="Create a Minimalist Home">creating a minimalist home </a>and the benefits of doing so. Leo listed three main benefits:</p>
<ol>
<li>Less stressful</li>
<li>More appealing</li>
<li>Easier to clean</li>
</ol>
<p>All of which, as a home seller, you&#8217;re trying to accomplish.</p>
<p>By decluttering, your home will remain on the market less and increase your selling price compared to similar homes that are not decorated and arranged to appeal to the most possible buyers.</p>
